INCOME REQUIREMENTS
You have a fixed demonstrable gross monthly income of at least 3 times the monthly rent. Vacation allowance, possible 13th month and fixed bonuses may be included in this.
A social rental home is a rental home with a maximum net rent of € 808.06. The combined income must not exceed €51.356 and at least €33.600.
The monthly rent is between €808.06 and €1.175.72. The maximum joint income must not exceed €69.573 (price level 2023) and a minimum of €33.600.
The second income can be counted at 100%

The minimum rental period is 12 months. After 12 months the rent is terminable per whole calendar month

Rentals are made only to singles, cohabitants and families. This means that house sharers are not allowed.
It is only possible to rent an apartment with sufficient income according to the set requirements. If the requirements are met by the student, it is possible to rent an apartment. Guarantee by parents or third parties is not allowed.
The housing permit applies to social rental housing with a rental price lower than (or equal to) €808.06 per month and to middle rental housing with a rental price up to a maximum of €1.175,72 per month. You can find more information about the housing permit on the website of the municipality of Amsterdam.
NOTE: applying for a housing permit is only possible with a signed rental agreement for the new house. It is also important to register at the address within 4 weeks of completion. Otherwise the permit will expire.
For private rental housing with a bare rent up to € 808,06, your household’s combined income must not exceed €51.356-.
For middle rental housing with a bare rent up to € 1.175.72, the combined income of your household may not exceed €69.573 (price level 2023). This limit does not apply if you leave a social rental house in Amsterdam empty.
NOTE: applying for a housing permit is only possible with a signed rental agreement of the new house.
GENERAL
25% of the social rental housing and middle rental housing will be allocated with priority to residents who have been registered in Amsterdam Zuid-Oost for 6 consecutive years (in the last 10 years). This must be demonstrated through an extract from the basic register of persons.
The remaining houses are allocated to the most suitable candidate on the basis of the income requirement, housing preferences, availability, completeness of the file and the final check. Hereby the applicable housing permit is taken into account.
Yes, on top of the monthly basic rent you pay a monthly service charge in advance. You will receive a statement for this every year. The advance service charge for Frame Building is €50 per month.
What you pay service charges for is included in the rental agreement. For example, it may be for electricity consumption in the common areas, cleaning of the common areas or garden maintenance. You will always receive a separate statement and an annual overview of the service costs. The composition of the service charges is determined by law. More information can be found on the website of the government of The Netherlands.
The homes are expected to be completed in Q2 of 2023
Yes, there are multiple elevators in the building.
Residents of Frame Building, living at Hoogoorddreef 28-40 in Amsterdam, can use a resident subscription at Q-Park P23.
With the residents’ subscription, you can enter and exit the building 7 days a week.
The residents subscription has a considerably lower rate than the costs of a regular 7×24 subscription: tenants of Frame Building pay € 186.87 per month incl. VAT (regular rate is € 400.61).

Yes, there is bicycle parking for 430 bikes and 28 scooters
A number of homes have indoor storage in the apartment. There are no external storerooms present
A standard security deposit in the amount of 1.5 months’ rent is applicable. In some cases, additional security will be required. For example, if you are self-employed or have a temporary employment contract.
The building is largely wheelchair accessible through various door openers and lifts. However, there are also floor levels that can only be reached by stairs (think of the laundry room)
No, the homes with a maximum rent of €808.06 (price level 2023) have a minimum income standard of €33.600 on an annual basis, which makes applying for a rent allowance impossible.

The 69 social housing units have a surface area between 26 m2 – 32.25 m2
The 37 middle segment rental properties have an area between 39.9 m2 – 52.5 m2

Since the Frame Building is currently still a construction site, it is not possible to view the property due to safety regulations.
The Frame Building features a communal terrace of no less than 77 m2 which is accessible only to residents.
FINISHING OF THE BUILDING AND APARTMENTS
No, it’s not possible to choose your own bathroom or kitchen. All the apartments features a high-quality finished bathroom and kitchen.
The kitchen in the social housing be provided with a high-quality white kitchen and a anthracite countertop. The kitchen is provided with a 30 cm, 2 burner induction cooktop, combination microwave oven, extractor hood, refrigerator and dishwasher.
The kitchen in the middle housing will be provided with a high-quality white kitchen and a anthracite countertop. The kitchen is provided with a 33 cm, 2 burner induction cooktop, combination microwave oven with turntable, extractor hood, refrigerator and dishwasher.
The kitchen in the free-sector housing will be provided with a high-quality crystal grey kitchen and a black countertop. The kitchen is provided with a 64 cm, 4 burner induction cooktop, microwave oven, extractor hood, refrigerator and dishwasher.
NOTE: there is no freezer in all kitchens.
The homes in the free sector and mid-rental have a washing machine and dryer
connection. The social rental homes (type A, B2 and B3) do not have a connection for a washing machine or dryer, but can use the launderette on the first floor (fee based).
Yes, all apartments have flooring. The social-middle housing will be provided with a PVC flooring including skirting boards. The apartments in the free-sector will be provided with a wooden floor including skirting boards. Also each apartment has underfloor heating throughout the house including the bathroom.
Both will be provided with floor and wall tiles from Villeroy&Boch. In the bathroom there will be towel hooks, a mirror and radiator. The sink, faucets, and tile size will vary by house segment.
All apartments will be provided from glass fleece wallpapers and painted white (this does not apply to indoor storerooms at the social-middle housing)
All balconies are provided with illumination
All the apartments will be connected to the district heating network.
All the apartments in the Frame Building will be completely gas-free and connected to the district heating network. The choice of material with low environmental impact, such as rainwater infiltration systems and a green roof, contributes to the sustainability ambitions.
Yes, in the Frame Building will be a glass fiber connection available.

First of all check the FAQ to see if you meet the rental conditions. If you don’t meet with the rental conditions, unfortunate we cannot consider your application. Once the rental has started you can register for the apartments on the project website.
